GREENWOOD ENTREPRENEURSHIP AT MOTON (GEM)

Ethos partnered with TEDC Creative Capital on the adaptive reuse of the historic Moton Hospital to create Greenwood Entrepreneurship at Moton (GEM), a business and resource hub supporting entrepreneurs and small businesses in North Tulsa. Originally constructed in 1931, the building had fallen into severe disrepair, with no roof and extensive interior flooding, requiring a comprehensive restoration and redevelopment effort.
The design restores the building to its historic character while introducing modern systems and functionality to support long-term use. The project includes the removal of a later addition to reveal the original structure, reconstruction of the monumental front entry stair, and the addition of a new stair and elevator tower designed to complement the historic brick exterior while providing accessibility, life safety, and code compliance.
The 11,200 SF facility includes shared workspaces, private offices, and meeting spaces, creating a flexible environment that supports a range of users and evolving needs. By balancing preservation with innovation, the project honors the legacy of Greenwood while contributing to economic opportunity and community investment.
